When analyzing investment properties, most investors focus on cap rates, rental comps, and school districts. But transportation noise can also be a huge factor. It directly contributes to our daily quality of life.

The Bureau of Transportation Statistics' National Transportation Noise Map is a great resource to visualize noise pollution.

The East - West Divide in Orlando

Orlando's noise profile is dominated by three major sources:

The I-4 Corridor - The bright yellow-to-red band running north-south through downtown represents 55-70+ dBA noise levels from I-4, one of America's most congested highways. Properties within this corridor face constant traffic noise 24/7.

Orlando International Airport - The southeastern quadrant shows elevated noise levels (60-80+ dBA) from flight paths and airport operations. The magenta and red zones indicate areas where aircraft noise is significant.

Major Arterials - Orange and red lines radiating from downtown mark high-traffic roads like Colonial Drive, Orange Avenue, and State Road 528.

The Airport Dominance in Denver

Denver's noise profile is overwhelmingly dominated by Denver International Airport (DIA):

Denver International Airport - DIA's flight paths create 50-80+ dBA noise levels across a huge swath of eastern Denver metro. Thenoise blanket covers areas like Aurora, Stapleton, Green Valley Ranch.

The I-25/I-70/I-76 Triangle - Downtown Denver sits at the convergence of three major interstates, creating a concentrated red-orange zone (60-70 dBA) where highways meet. I-25 runs north-south as a prominent red line through the city center, while I-70 cuts east-west, intensifying as it approaches the airport.

The Western Refuge - Denver's geography creates a clear east-west noise divide. Neighborhoods west of I-25 and into the foothills show significantly lower noise levels (45-54 dBA), buffered by elevation changes and distance from both the airport and major highway corridors. Areas like Lakewood, Littleton, and Arvada represent Denver's quieter residential zones.
